Leander Limewash Painting limewashes brick in Leander, from interior brick walls and fireplaces to whole brick exteriors where the city and your HOA agree. Bare brick and its mortar both absorb the lime, which lets a strong red or orange shift toward warm white, greige or a soft earth tone while the texture stays.

You decide how far to go, from a thin wash that leaves the brick color showing to a coat that is close to solid. Brick work is available in Leander and in Liberty Hill, Santa Rita Ranch, Jonestown, Brushy Creek, Georgetown and Round Rock.

Brick limewash options

Interior brick walls

An inside brick wall in a kitchen, dining area or game room can be limewashed without any outside approval. Grease and dust come off first, and a clear topcoat on the lower part keeps it wipeable where chairs and hands touch it. That topcoat goes on about ten to fourteen days after the lime, never the same day.

Exterior brick houses

A full brick exterior is the biggest brick job, and in Leander it starts with the check described below. Once that is settled, the work is mostly logistics: covering windows, doors and planting, dampening the brick, and coating one side at a time in the morning or in shade. A two-story house adds lifts or scaffolding.

Red, orange and mixed brick

Limewash quiets strong red brick and blends a mix of colors without hiding the brick. Darker bricks take the color more lightly than pale ones, which most people like. A trial patch in a hidden spot shows how much of the original color comes through.

Previously painted brick

Painted brick no longer absorbs, so it depends on the product. Some makers offer a primer for sound paint, flaking paint has to come off first, and some limewash lines will not go over paint at all. Where paint is failing over a large area, stripping it and moving to limewash can outlast another repaint.

Columns, planters and garden walls

Brick columns, planters, mailbox posts and garden walls can be matched to the house or done on their own. Flat tops, steps and sills that hold water are better left bare. Any cracked cap or open joint gets fresh mortar before lime, since a coating will not seal it.

Exterior brick and Leander’s rules

Leander’s zoning ordinance (Article VIII, Section 5(a)) says brick, stone, cast stone and similar masonry “shall not be painted.” The text does not say whether it applies to a house that is already built, or whether limewash counts as paint. We cannot answer that for you, so before we quote exterior brick we ask you to check with the city’s Planning Department and, if your street has one, your HOA, and to keep the answer in writing.

None of this affects interior brick or brick fireplaces. Painting itself does not need a building permit under the city’s permits page, but that is a separate question from the zoning rule.

What brick needs before limewash

Lime needs brick that is clean, sound and thirsty. We wash off dirt and loose grit, note any white salt crust, which is a sign of water moving through the wall, and spray a few bricks to see whether a sealer or a dense, smooth face will keep the lime out. Some smooth or very hard-fired bricks will not take limewash, and the water test is how we find out.

Water problems come first. Sprinklers that hit the wall, overflowing gutters and soil piled against the base are fixed or flagged, because a breathable finish helps a wall dry but cannot keep new water out.

Brick limewash and summer heat

Sun-heated brick can be much hotter than the air, and most lime makers say not to apply in direct sun or on a hot wall. Outdoors that means dampening the brick, starting early, following the shade around the house and stopping when the sun arrives. Spring and fall give the longest working days.

Exterior limewash weathers slowly instead of peeling. The sunniest and wettest sides thin first, and a fresh coat on those walls brings them back without stripping.
